Sarasota County flood zone and evacuation zone lookup by address

To look up flood and evacuation for a Sarasota County address, search that address on FEMA's Map Service Center and the county Flood Information Map for flood, then on Know Your Zone or the county Instant Lookup for evacuation. Read flood at the building — flood and evacuation are different maps.

In short

How to look up a Sarasota County flood zone map by address

  1. FEMA Map Service Center — search the address; open the FIRMette. Lenders use MSC; this page is not FEMA.
  2. Sarasota County Flood Information Map — county republish of FEMA DFIRM with address search.

Listing maps are not a FEMA determination. Conflicting studies → lender determination for mortgage flood insurance.

Flood zone at the building vs the lot

FEMA Special Flood Hazard Areas use labels such as A, AE, AH, AO, V, VE. Unshaded Zone X sits outside those polygons. A lot can touch Zone AE while the house sits clear — read the building footprint. If the map fails or the address does not resolve, verify again on MSC; that is not a clear finding.

Evacuation zone by address

Storm-surge zones A–E are separate from FEMA flood. Evacuation Zone A is called first; when local emergency management issues a mandatory order, follow it (Know Your Zone).

Type the same address into Florida Instant Lookup or Sarasota County Instant Lookup. Note A–E or outside mapped zones.

Why both maps matter on the same address

4701 Spahn St, Sarasota, FL 34232

  • Flood: Zone X — minimal flood risk; no mandatory flood insurance (building clear).
  • Evacuation: Outside mapped zones ("Outside every mapped storm-surge evacuation zone.")

Clear flood still needs an evacuation check. A house can also be flood Zone X and Evacuation Zone A at once.

Coverage and limits

Sarasota County only, including the Sarasota side of Longboat Key. Manatee County side of Longboat Key is not covered.

Local emergency management issues the order; follow it for your address (Know Your Zone).

See flood and evacuation for the same address

Flood and evacuation are not in the permit file. The Hurricane Proof check reads the address against Sarasota County's flood and storm-surge layers and shows plain lines for both, next to permit dates for roof, AC, windows, plumbing, and electrical. It shows what the maps and records say; it is not a FEMA determination and not an inspection.
