Do recent permits mean a higher sale price in Sarasota County?

Homes that had a window, door, electrical, plumbing or AC permit in the five years before they sold went for more than similar homes next door without that permit — about 7% more for windows or doors, 3.2% for electrical or plumbing, and 1.7% for AC. That is a pattern across 13,015 sales, not proof the permit itself caused the higher price.

Use it as a screen: when two houses look alike, the one with a recent permit on file is often the one that sold higher. Compare the houses on your shortlist the same way — permits next to each other — before you tour.

In short

  • 13,015 single-family sales in Sarasota County, January 2023 to October 2026, compared inside the same neighborhood.
  • Permit in the 5 years before sale: windows/doors +7.0%, electrical/plumbing +3.2%, AC +1.7%. Roof has no clear edge when we stick to the county's own permit labels.
  • Older permits matter less. Roof and AC work more than 5 years old look about the same as no permit.
  • A recent permit often marks a house that was kept up, so the gap includes more than the one job on the permit.

How much higher, by permit type

Sale price difference versus homes with no permit of that type. The band in parentheses is the 95% confidence range. n is how many sales had that permit in the 5 years before the sale.

A house can show more than one permit type. Dropping quick flip resales (sold again within 24 months) barely moves the numbers: windows/doors +6.9%, electrical/plumbing +3.1%, AC +1.6%.

How we measured it

Sales come from the Sarasota County Property Appraiser public file: qualified single-family homes, $50,000 or more, 600–6,000 sq ft, built 1950–2012, sold January 1, 2023 to October 9, 2026. Permits come from unincorporated Sarasota County, the City of Sarasota and the City of Venice, dated before the sale and more than a year after the house was built. We match permit types by words in the county record, compare sale prices inside each of 179 neighborhoods, and hold build era, living area, pool and sale quarter steady.

Limits

  • This is a pattern, not a cause. Window permits often ride along with a bigger remodel the records don't list.
  • Keyword grouping is imperfect: some door jobs sit with windows; some mechanical jobs sit with AC.
  • "No permit" means none in the county file. Work done without a permit still happens.
  • We did not control for waterfront, view, lot size or condition. North Port and Longboat Key are left out — their permit history in our file starts around 2024.
