How to read a Sarasota County parcel search (effective year vs actual year)

An assessor parcel search is how you read one Sarasota County parcel. This page shows how to read those fields. We teach the lookup. We are not the Sarasota County Property Appraiser.

What the Property Appraiser shows (and what it does not)

The roll can show a parcel ID, the actual year the house was built, an effective year, living area, and sales history. Those are assessor fields. They describe the parcel the county has on the roll.

That roll is not a permit ledger. It is not an inspection. It is not insurance advice. It is not legal advice about buying the house. An effective year is not a roof date. A sales line is not a title opinion.

The office that publishes the roll is the Sarasota County Property Appraiser. The parcel search on that site is the county’s. Before You Show It is not that office. Searching 'Sarasota property appraiser' won't land you on the county site here. This page isn't it.

Parcel search without pretending to be the county

Start with the address.

Open the real property search on the Sarasota County Property Appraiser site. Search the address. Open the parcel the search returns.

Read the fields.

Read the parcel ID, the year built, the effective year, the living area, and the sales lines. Write down what the row says. Do not fill in a blank with a guess.

The same roll covers parcels in the cities too. The City of Sarasota, Venice, North Port, and Longboat Key (Sarasota County side) sit on this county roll. Building permits are issued by a different office. A city address can be on the appraiser roll and still belong to a different permit office.

An empty search is not all clear. The address can be mistyped, the search can fail to run, or the house can be filed under another street. Empty means you did not read a row.

Effective year built vs actual year built

Effective year built and actual year built are two fields. Actual year built is when the house was built. Effective year built is the assessor’s year for the improvement as it stands on the roll. A newer effective year does not mean the roof was replaced. It does not mean the plumbing was redone.

1994 is the effective year built. 1959 is the actual year built. The listing can still say “updated.” Updated is the listing. 1959 is the year the house was built.

Hurricane Proof

The Hurricane Proof check reads an address you type or paste. Roof, AC, windows, plumbing, and electrical come from the permit file. Flood and evacuation are on the address. Year built is the assessor field beside that file. It does not grade the house. The Hurricane Proof check does not cover Longboat Key.

Questions about the parcel search

The listing says “updated.” What year was the house actually built?

Read the actual year built on the parcel, not the word “updated.” For 4701 Spahn St the homepage quotes an actual year built of 1959. The effective year on that same line is 1994. “Updated” is the listing. 1959 is the year built.

Does a newer effective year mean the roof was done?

No. A newer effective year built is the assessor’s year for the improvement on the roll. It does not say the roof was replaced, and it does not say the plumbing was redone. Those dates, when they exist, are on a permit record. This page does not teach the permit file.

Where is the official Sarasota Property Appraiser site?

The official site is the Sarasota County Property Appraiser, at sarasotapropertyappraiser.gov. That office publishes the roll. Before You Show It is not the county, and this page is not that search box.

Can I use the county appraiser for Venice or North Port parcels?

Yes for the roll. The Sarasota County Property Appraiser roll includes parcels in Venice and North Port, and also the City of Sarasota and Longboat Key (Sarasota County side). Permits are a separate office. This parcel search does not tell you which building department issued a permit.
